Planning and building regulations for doors in Uckfield

Wealden District Council is the planning authority for Uckfield and every village on this site. For most houses here, replacing doors and windows does not need planning permission. These are the exceptions.

Conservation areas near Uckfield

Wealden lists these conservation areas within the area this site covers:

Buxted, Isfield, Nutley and Halland do not appear on the council's list. Draft character appraisals for several of these areas are on the council's site.

A house in a conservation area can usually still replace its windows and doors under permitted development, as long as the new ones look similar. An Article 4 direction would remove that right. Wealden's Article 4 page did not show a direction in place when this was checked in October 2026, but ask the council to confirm for your address before ordering.

Listed buildings

Uckfield's conservation area alone holds 37 listed buildings, and the villages have many more. Any change that affects the character of a listed building, inside or out, needs listed building consent. That often means timber, sometimes repair rather than replacement. Where the original windows must stay, secondary glazing fitted inside is a common answer; for a sash-sized opening it typically costs an indicative £450 to £1,200 including VAT, as a market estimate rather than a quote. Check Historic England's list if you are unsure.

Flats and maisonettes

Flats do not have householder permitted development rights. Changing the look of the windows or doors usually needs planning permission, and the freeholder's consent too.

Building regulations

Replacing a door or window in the same opening is covered when a FENSA-registered installer fits it and registers the job, and you receive a certificate. Widening an opening or adding a new one is structural and needs building control approval. New glazing must meet current thermal standards, and glass in doors must be safety glass.

National Landscape

Nutley sits on the edge of Ashdown Forest, part of the High Weald National Landscape. That affects larger building work more than window and door swaps.
